Home Information Packs (HIPS)
The current statutory requirement of Home Information Packs (HIPs) requires that only restricted 'compulsory' items are required.
Our approach is that by providing a comprehensive pack of legal documents and key information in advance, our HIP ensures that Purchasers and sellers are better informed, reducing the risk of problems emerging later in the process. Our HIP thereby becomes an integral part of the conveyancing process, readily appreciated and accepted by all involved.
We are not HIP providers as such to the world at large. This service is available exclusively to those who wish to instruct us to carry out their conveyancing and our existing clients.
Transfers of equity
These are transfers which are sometimes entered into following a matrimonial situation whereby the property has to be transferred from joint names to a sole name or if a client wishes to add another persons name to the property. If the property is in mortgage this will require the consent of the Mortgage Company and they may wish to be a party to the Transfer. Sometimes these Transfers have to be protected by an Insurance Policy if the Mortgage Company so requires.
