Buying a Home
Once you have had your offer accepted by the Seller the Agent will send the paperwork details out to all parties including both sets of Solicitors. Once the Contract has been received by us from the Sellers Solicitors we will be able to commence our work on your behalf ie, check all the paperwork, raise any enquiries as a result of the documentation we have received and carry out any further searches which are required - for example ones which your mortgage company may require - or if those contained within the Home Information Pack are insufficient or out of date. Once we are satisfied with everything we will then report to you on the contract and return one part of the contract back to the Sellers Solicitors approved or amended.
Prior to exchange of contracts either party may still withdraw from the transaction at this stage even though the contracts may have been signed. The Contract only becomes binding once the contracts have been exchanged between the Solicitors.
Before exchange of contracts can take place you will need to have in place:
- A written offer of mortgage (if required)
- Cleared funds for your deposit
- Signed contract back with us
- An agreed completion date with the chain – this is the date when the property must be vacated.
Following exchange and before completion further documents will be prepared for signature, the mortgage monies will be applied for (the mortgage monies will usually be requested the day prior to completion so as to avoid any delay on the completion day). At this stage a completion statement will be sent to you showing you the amount we will need from you (or to return to you) in order to complete and again we will request this as cleared funds prior to completion – this will include the stamp duty, land registry fees etc.
